40 mil budget dungeon setup

I currently have 20mil in my bank and can sell my whale which is worth at least 20 mil, so in total 40 mil, what should I get? also don't say "don't do dungeons" dungeons is the only aspect of the game I find fun, I know it isn't optimal but I don't care.
